The Wedgewood Condominium comprises all of the houses that utilize the Wedgewood Wastewater Treatment Facility. Within this community, the Developer and Southborough identified some of the houses to be part of the Wildwood HOA to provide Age Restricted Housing. (see the map on the Property Plats page)
All members of the Wildwood HOA are also members of the Wedgewood Condominium which owns the land on which the houses lie.
Within Wildwood, the Wildwood HOA is responsible for landscape maintenance. Within the rest of Wedgewood, each homeowner is responsible for their own landscape maintenance within their property boundary.

You own your building and may make any desired changes to your interior.
You must request approval from the HOA prior to making changes to your home's exterior appearance or its landscaping. Please reference your copy of the Covenants for more information or contact the HOA Board with any questions.

Use and Maintenance of the Wedgewood Water Treatment Facility (WWTF)
Note: For Wedgewood residents that are not part of the Wildwood HOA, your quarterly dues only cover snow removal from sidewalks and the WWTF.
Each home includes a one- or two-car garage and a short driveway that you may use for parking. Per Southborough code, parked cars must not block the sidewalk.
Street parking is allowed, and we encourage you to use the side of the street that doesn't have a sidewalk to ensure good visibility between pedestrians and moving vehicles.
Section 2.16 of the Wildwood Operating Policies and Procedures states:
Non-Private Passenger Vehicles which shall include trucks having:
over (1) ton carrying load capacity;
a dump body or cargo body other than a pickup type truck body;
more than two (2) axles or more than four (4) wheels;
a cargo body greater than 48 sq. ft.
or any vehicle distinctively painted with designs, or advertising intended to attract attention, as determined by the Trustees, if it has more than two (2) lines of lettering on two sides of the vehicle. The two accepted lines of lettering shall be no more than 4" in height.
Non passenger vehicles may not be parked in the street or driveways or other parking spaces except while making deliveries or providing a temporary service to a residential unit, although such vehicles may be housed in a unit Owner's garage at any time.
Specially equipped vehicles for the use of the handicapped may not fit into a garage. If such a vehicle is for the personal use of a unit owner or resident or guest, it will not be considered in violation of this regulation.
In exchange for granting the community's original Developer permission to increase the number of homes on Aspenwood from 3 to 4, Southborough designated Aspenwood as a private Road.
The WIldwood HOA is responsible for snow removal, resealing, repairs, and repaving on Aspenwood Ln.
Per an HOA Board decision in 2000, each homeowner is responsible for maintenance of the berm between their home and the Massachusetts Turnpike.
Per Southborough Zoning Regulation, each home within Wildwood is restricted to no more than two (2) persons, one (1) of whom must be fifty-five (55) years of age or older.
Often, when you think of a condominium, you might imagine a multi-unit residential building where each resident owns the exclusive use of their unit and is a member of the condominium association which owns the building and property. Owners pay dues to the Condominium Association to maintain the common areas of the property, typically including the building's exterior. Wedgewood is a bit different from that paradigm.
Within Wedgewood (and Wildwood), each owner has exclusive use of their home and is responsible for maintenance of their entire structure, including the exterior. This becomes an important distinction when you're getting a mortgage or homeowners insurance. When your mortgage/insurance agent hears that you're part of a condominium, they tend to assume that the condominium association is responsible for insuring and maintaining your building's exterior. It's not, and you need to make sure that your policies cover your entire house, both interior and exterior.
The owners of Wedgewood homes that are not part of the Wildwood HOA are responsible for landscape maintenance of their own properties. Within Wildwood, all of the grounds are considered Common and the dues you pay to the Wildwood HOA cover the landscaping maintenance tasks. Please refer to the SELLING YOUR HOME section in your copy of the Wildwood Covenants for details, but here are the highlights:
At least 60 days prior to listing your home for sale, you MUST register a "NOTICE OF INTENT TO SELL" at the Southborough Senior Center. During this period, public advertisements (signage, real estate listings, etc.) are prohibited.
Mortgage companies may require a "Condominium Questionnaire". The Wildwood HOA will complete this document for a $75 fee, payable by the buyer. Please allow up to 3 weeks for completion.
Provide a "6D Certificate" at closing to prove you are current with your Condominium expenses. The Wildwood HOA will complete this form for a $75 fee, payable by the seller. Please allow up to 3 weeks for completion.
Provide a "Restriction on Resale Compliance Certificate" at closing to document that you completed Step 1, giving Southborough residents 60 days to consider purchasing your home prior to listing your home for sale. This form is included with the 6D Certificate (Step 3).
